Q: HOW WILL I BE UPDATED?

Q: HOW FAST MY PROPERTY IS RENTED?

A: Based on the levels of demand and season, but assure that the tools we offer to the clients are obviously efficient. Based on our experience, we have a 95% of occupancy rate even on the summer season and Ramadan time. (For the safe side, we projected only 90%) while around the area are having 50% occupancy rate only. please see the Diagram  and   Comparison Table 

Q: DO I HAVE TO RENOVATE THE UNIT?

A: We have a standard and typical design apartment to rent out. For example, our advertisement is a one-bedroom apartment with 2 beds in it (additional folding bed), clients are mostly looking for more space capacity to sleep and at the same time to save. By adding decoration and interior design, it’s giving additional attraction to the clients.

Q: IF I DON'T WANT TO RENOVATE IT?

A: If it is in good conditions, we don’t mind to manage it, but we advise by using our feature of furnishing and decorating works you will save a lot and adding value to the property and rent. 

Q: CAN I TERMINATE THE AGREEMENT?

A: Yes, of course. You just need to give us 90 days’ calendar notice to terminate the agreement. Please see the Agreement.

Q: HOW CAN I GET MY RENTAL INCOME?

A: You will receive your rental income as cheque under your name (Landlord) and to be collected in our office and/or it will be deposited to your personal bank account (UAE bank only)

A: Rental income could be issued every month and/or as per the Owner’s schedule.

Q: DOES ZENITH GUARANTEE?

A: We have rented out over 100 apartments as a short-term rental and the income is considerably higher than a long-term one. As a beneficial of the tenants and we are expertise in this field for advertisement and hospitality services, the short-term rental is much better than a long-term rental.

 

Q: WHY THE MANAGEMENT FEE IS 15%?

A: Compare to the other property management that charging 20% to 25%, our management fee is considerably cheaper. We are not an agent or broker just to introduce the clients. Scope in this fee are the following services:

-Administrative coordination with DTCM, DEWA, DU/Etisalat, Gas

-Concierge – Check-in/out and all tenant/guests requests time to time

-Reservation and revenue management

-Marketing and advertising on International and local holiday homes platforms time to time

-Accounting and financial report

-Management services

-No commission

Q: HOW MUCH IS THE RENOVATION COST?

A: As we have our own in-house project team, the cost of the renovation is minimal. In that, we are providing quality works and timely design that catching the clients. Our interior team should visit first your apartment and suggest/offer a renovation and give a quotation according to the conditions of the apartment. Q: SHOULD I PROVIDE POWER OF ATTORNEY (P.O.A)?
